Commercial & Residential Owners Associations

You automatically become a member of an Owners Association when you buy property at Northwest Landing.  Your investment in a home or business here is protected by the commitment that everyone in the community will meet the same standards for construction, maintenance, landscaping and the like.  That commitment is carried out through both the Residential and Commercial Owners Associations (ROA and COA).

What the Owners Associations do:

Maintain common property, including the neighborhood greens, alleys, signs, flower beds and irrigation.

Protect your investment by keeping the community looking great and working smoothly.

Give you a forum to make things happen in the community, and let you know what's going on.

Residential assessments are $32.22 per month in 2005.   In addition, there is a one time capital funds fee of $100.00, which is collected at closing.  Cottages and condominiums may have additional assessments.  Call your builder or the ROA office to verify.

How the Associations work:

The associations operate according to Articles of Incorporation, Bylaws and Declarations of Covenants, Conditions and Restrictions (CC&Rs).  Separate boards of directors are responsible for managing the Residential Owners Association (ROA) and Commercial Owners Association (COA).  Committees are formed to assist the boards to address additional community needs.

Governing principles:

Because you are a member of an Owners Association, you and your guests are subject to rules and regulations adopted by the Board of Directors.  Property must be kept in good repair, house and building colors must be complementary to each other, vehicles must be parked safely and pets may not roam free in accordance to the City of DuPont leash law.   These are the commitments you can expect from your fellow residents at Northwest Landing.
